Market data Sweden

The market information in Sweden is delivered by three of the largests consulting firm:

115 municipalities

The market data covers up to 115 out of Swedens 290 municipalities (all over 30 000 inhabitants).   

  • Newsec Advice                          110 municipalites + 'the rest' (see below)
  • Forum Fastighetsekonomi     115 municipalites + 'the rest'
  • DTZ                                                44 municipalities

The rest of the municipalities

There are actually market data also for the smaller municipalities but not on a submarket leve, e.g A and B for office. Instead the 'rest' of the municipalities are bundled into 5 groups to which each has a set of market data.

Type of properties

The ones showned on a map are the four listed above. However, over the years it has been a need to also understand the market rent for other types of properties, e.g. hotel. This is today provided by some of the suppliers and is calculated on the basis of one of the four basic types. You find those numbers in the table and as part of the value approximation in the valuation model, i.e. not on the map.

 

Operating & Maintenance

Newsec AB also provides data on operating and maintenance as input to the value approximation in the valuation model. This data is not per submarket, only per municipality. It's only shown in the valuation model. 

 

Updates

The 'value points' for the market data are;

  • 31st  March
  • 30rd  June
  • 31st  September
  • 31st  December

Those are the dates that the consultants should give their input on the market conditions. They have another two weeks to deliver the data to Datscha. At the latest six weeks after the value point is the data published in the system.
