The market information in Datscha consists of information about rental-, vacancy- and yield levels. The data is divided according to municipality, provider, location and type of premises. As an example, you can find rental-, vacancy,- and yield levels for residences in a prime location in Malmö municipality. Furthermore, the different parameters are presented as intervals to clarify variations in the chosen locations. The market information and classification according to location for the country's municipalities is provided by three of the country's leading estate consultancies: Newsec Advice, DTZ and Forum Fastighetsekonomi. The value milestones for this type of information are 31/3, 30/6, 30/9 and 31/12. After these dates, collection, deliverance and quality assurance of the material take place before it is published in Datscha. Publication is made within 6 weeks from the value milestone date.

 

Property – Data about 370 000 properties
The property information is based on information from the property taxation and is provided by Lantmäteriet, the Swedish mapping, cadastral and land registration authority. The information consists of the owner, taxable areas, type codes, addresses and tax value for each separate property. A total of about 380 000 properties are included in the following types: Multi-tenant residence unit (300-series), Industry unit (800-series) and Special properties (800-series). The exception is type code 890, Defence Property. Since May 2007, linked two-family houses (type code 222) are also included in the service. The data is updated once a year, at the end of February. (Information about registered owners is updated daily.)

Municipal ranking
The objective of municipal ranking is to divide Sweden into a classification of municipalities according to various social-economical parameters, from the municipality with the best economic advantages for the property market (rank 1) to the one with the least advantages (rank 5). The provider is Newsec Advice AB and the information is updated once a year.

Property owners – Concern structure
Datscha possesses company information about all the property owners in Sweden. The information about the concern structure is provided by UC and is updated 4 times a year. Updates are made per quarter. The connection to which properties a certain company owns is made daily via location price information from Lantmäteriverket, the Swedish mapping, cadastral and land registration authority. For a company to be part of a concern, the ownership has to be 51% or higher.

 

Maps – simple functionality
The map in Datscha is acquired from Bing maps. Apart from the regular map image, in Datscha you can also view aerial photography and property boundaries (requires gold subscription level).

 

Property – Advanced search
Searching for properties and their information is both easy and powerful via Datscha. Advanced search – In addition to simple search, there is a more advanced search page, enabling you, for instance, to find all properties with type code 325 and more than 10 000 sqm taxable area in a specific municipality. - Search via map. - Search via property owner

Property – Display private persons
If a commercial property or a multi-tenant residence property is owned directly by a private person (not a company), Datscha Gold is required to view the name of the owner. The name of the private person will be displayed on the property information page: in lists of hits, in price by location, in the Total Scenario Report by Fastighetsanalysen, in concern structure. The owner's social security number is, however, not displayed.

Aerial photography in Datscha is acquired from Bing. Aerial photography requires gold subscription.

This function is available to all gold subscription customers.

 

Property owners – Company summary
The function [Company summary] makes it considerably easier to get a quick overview of specific property maintenance. Once you have selected a company in the concern structure you can click on [Company information] and receive a summary of all the data about the property maintenance. For instance, you are able to directly view the tax value of all subsidiary properties, including the ones in daughter companies. To make it even easier, there is a number of different summaries with graphs. For example, a breakdown of properties in the country's municipalities. The properties can also be divided according to tax value per type code. Via the link [Export to Word] you can easily download this graph to MS Word.

 

Property – Advanced search including type code
Here you can search for a property via type code. The type code describes the kind of property. A property may consist of one or many type codes. Advanced search also gives you the opportunity to create a geographical limitation per municipality or down to a congregation level. You can also choose the desired location in the municipality, e.g. prime location. You are also able to search according to tax area, tax value, year of construction and valuation year.

 

Postal addresses
Datscha also offers postal addresses of property owners. The information is displayed on the page [Company information]. From this page you may easily export the postal addresses to MS Excel or MS Word as address labels. You can also download lists of addresses from several other places in Datscha. As an example, you can find the largest code 325 properties in Göteborg via [Advanced property search] and on the list of hits page, you then click the icon [Address labels] above the list. You can even download the MS Excel file with postal addresses from a scenario.
